Is Metal Roofing Right for You?
Whereas a metal roof can be a good investment for a commercial building, is metal roofing the right choice for your home?
Depending on your goals for your home, a metal roof might be an excellent choice. Metal roofs have become increasingly popular for their aesthetic appeal and perceived strength. If Superman is the Man of Steel, then a metal roof is surely the best option for homeowners, right?
Truth be told, it depends. While commercial “standing seam” roofing systems are extremely durable, they are expensive and are thus less likely to be installed on residential homes. Metal roofing systems for homes typically use an exposed fastener system instead of a commercial-grade standing seam system. This means they tend to last less time. How much less time?
Varying Warranties of Metal vs. Shingle
Metal roofs on residential homes typically have 35-year warranties whereas a shingle roof can have a 50-year warranty. And since metal can cost 20-25% more upfront, it’s not always clear where the savings are coming from.
That’s why there’s more to getting an “apples to apples” comparison of metal vs. shingle roofing systems. It really depends on your specific home. If your home has an interesting roof design with lots of peaks and valleys, then metal roofing costs will increase given all the specialty cutting and riveting necessary for a successful implementation.
Potential Cost Savings
If your existing roof is in decent shape, it may be possible to install a new metal roof directly over the old shingle roof. However, old roofs are at risk of having underlying issues. That’s why in many cases we recommend first removing the old roof to ensure there are no underlying structural issues that could come back to haunt you (and your bank account) later. It simply just doesn’t pay to “paper over” structural issues with a new fancy metal roof that does nothing to resolve those critical problems.
Deciding on Metal Roofing System
Ultimately, deciding to go with a metal roof is a personal choice that depends on your priority and budget. They may cost more upfront, but depending on your roofline and the type of metal roof system installed, you could enjoy decades of headache-free protection.
Metal roofs can be an attractive option— both because of their aesthetic appeal and durability. However, you should be armed with all the facts and considerations to know if it’s right for your home instead of a more conventional asphalt shingle roof.
