For our purposes, let’s stick with the more conservative 59.6%. That’s not enough to make replacing your roof a no-brainer if you want to sell immediately (assuming your roof is in decent shape). But what if you are looking to sell in a few years? It’s not just your home value, either. A new roof adds tremendous curb appeal and can increase demand for your home, pushing up what people are willing to pay for it.
